How To Build From A Custom Floorplan
It’s not uncommon to have questions about the custom floorplan design and build process. Perhaps you’ve made the decision that custom is the way to go, but you don’t know how to start. BHR Construction is a resource you can lean on to guide you through the process from start to finish, ensuring your vision is brought to life exactly as you imagined.
Begin Sketching Your Vision
To get the most out of your eventual meetings with architects and designers, it is a good idea to start with rough sketches of what you envision. Don’t worry if you can’t draw well, these sketches are simply to give the designer you’ll work with a visual representation of a rough outline to start with. Not only does sketching provide some initial guidance for the designer, it also forces you to think about intricate details. Many times, clients have a vision but quickly realize when it gets onto paper, the vision needs to be altered to account for space or other variables that might be overlooked without a sketch.
Regardless of your method, whether it be pencil and paper, and iPad, or a more sophisticated design software, creating a visual representation is good practice and will ultimately save you time and money during the process.
Work With A Designer
Once you have rough sketches it’s time to work with a custom floorplan designer. In this step, you’ll collaborate closely with the designer to present your ideas and vision. The designer will explain his process, working with you along the way to advise you of any potential tweaks he or she sees as necessary to ensure the design is functional and realistically feasible to build.
BHR Construction offers two options to help you at this phase of the process. With in-house design capabilities, we can be your single-source for design and construction. Choosing to work with us as your designer has its advantages when it comes to the build itself, because it is often easier for a builder to work from a design that they helped create. Alternatively, we also work with 3rd party designers and are happy to make the connection between our client and an outside designer. No matter your choice, BHR Construction’s mission is to serve as a valuable resource and partner during the design process.
Collaborate With The Builder
While you can wait until the design is complete before engaging with a builder, sometimes that leads to delays in the form of design changes. A good architect will take into account your building codes and regulations when they create your design, but even the most well-thought-out designs can run into problems during the build. This is to be expected, because designers who are not also builders themselves cannot possibly foresee all the day-to-day challenges the builder faces.
For this reason, it is a good idea to engage the builder during the design process and to get their feedback as the designs are being created. Doing this can prevent costly and time-consuming redesigns and catch potential problems before they occur. BHR Construction is an excellent partner for your custom build because we keep a close working relationship with designers we work with and will be involved during the process to prevent future issues during the build. You can also choose to have us serve as your designer, which is the most streamlined process because we will approach your design with a builder’s mindset from the very beginning.
Understand Your Costs
There are many benefits to custom floorplans, such as having total control over the look and functionality of your new home, and having the ability to tailor the design to your exact needs and your local codes and regulations. But before you jump headfirst into a custom build process, it is important to keep in mind that custom usually comes with an increased cost over pre-designed plans.
Depending on the scale of your project, the cost of producing the design along can range from $5,000-$50,000, and sometimes more. The main situation you want to avoid is getting into the process and then realizing you’re going to end up way over budget before your build has even begun. Choosing to work with BHR Construction can help you plan accordingly. Because we’re a builder with design capabilities, we can streamline your design process and suggest alterations to a design before they become a problem during the build. Whether you work with us as a total design-build solution or let us suggest one of our outside design firms, we will be involved heavily during the process to maximize efficiency and reduce the cost burden on you.
